HOW A PROJECT UNFOLDS

DISCOVERY & PRE-DESIGN
Initial Client meeting to understand program and design requirements, site analysis, initial concept development.

SCHEMATIC DESIGN
Refine design and schematic plans, build 3D massing/concept model based on schematic plans, explore exterior finishes/textures.

DESIGN DEVELOPMENT
Build Revit model of approved design/schematic plans; Draft Consultant Set of plans, acquire proposals from required project consultants, meeting with project consultants to refine design based on their feedback/trade needs.

PERMIT SUBMITTAL
Prepare architectural Permit Set package and Address city comments; Coordination with Consultants for their permit drawings/city comments; coordinate with Expeditor for requirements to obtain the permit.

CONSTRUCTION DOCUMENTATION
Coordinate approved consultant plans across all contracted trades for a Construction Documentation package for the contractor; draft additional architectural sections and details to provide more comprehensive information for the field.

CONSTRUCTION ADMINISTRATION
Coordination with contractors, site visits, quality control
Final punch list walk with contractor and client for any pick-up items
